8 Reasons Why the Proposed Mather LifeWays Life Plan Community Is Important to the Future of Tysons

  1. Meets a pressing need
With 13% of Fairfax County residents age 65+, the proposed Life Plan Community will provide a much-needed housing option. There are very few local options like this for older adults.
  2. Promotes activity and engagement
The proposed community is part of a plan to grow Tysons to create a walkable, urban community in close proximity to Metro service, including a diverse mix of uses, including residential, retail, and service businesses.
  3. Inspires great architecture
Solomon Cordwell Buenz has been commissioned to create a modem, contextual design that is articulated with balconies and curved façade elements, providing attractive, varied architecture that complements buildings in the surrounding area.
  4. Low traffic impact
The proposed Life Plan Community will result in approximately 90% fewer “peak hour” trips compared to what office or multi-family apartment homes would generate. The proposed community will also provide shuttle service to reduce individual trips.
  5. Supports green strategies
Mather LifeWays will seek a LEED Gold designation.
  6. Provides revenue to the County with a low-impact use
The project will include off-site road and traffic signal improvements while supporting local schools and public services through proffers and payment of property and sales tax.
  7. Supports local businesses
Residents, staff, and guests will support local businesses by purchasing goods and services, creating a “multiplier effect” throughout the area economy.
  8. Public park
We will provide public access to nearly three acres of open space that is proposed to include walking paths, sculpture garden, lawn for events, dog park, playground, and more.
